The Project
AIL The Village is a 44-acre private eco-luxury estate at Malewad Junction in Pernem, North Goa — 20 minutes from the new MOPA International Airport, 10 minutes from the beach, and 5 minutes from Pernem Railway Station. Signature sustainable wooden villas and premium plotted developments, with over 65% of the estate kept as untouched canopy.
It's positioned as a high-ROI second-home and investment play — sitting in the direct path of North Goa's expansion toward the border, in a corridor where global infrastructure meets conscious-luxury lifestyle demand. The buyer is sophisticated, global, and time-poor. The website is the first impression a serious buyer gets before they ever speak to the sales team.
That's exactly why the old site was a liability — and why this rebuild had to be measured in outcomes, not aesthetics.
The Problem
For a project of this calibre, the existing site was leaking money in ways that didn't show up until you measured them:
- A mobile score of 36. Luxury buyers research on their phones — in airport lounges, in the back of a car, late at night. A site that scores 36 on mobile is a site that's bouncing the exact buyers it's trying to attract.
- LCP above 9 seconds. Nine seconds before the main content rendered. By then, an HNI buyer comparing three projects has already closed the tab.

Conversion-First Architecture
Every section earns its place by moving the visitor toward one action: book a site visit.

The Lead Funnel
This is where the rebuild stops being a brochure and starts being a system.
Instead of a single contact form that captures nothing useful, we built a multi-step lead funnel designed to feel premium — guiding the prospect through a short, considered flow that qualifies them as they go. Marketing & Tracking Setup
A luxury real estate project lives and dies on paid acquisition — Meta and Google campaigns targeting NRI and HNI audiences are expensive, and every click matters. The old site had nowhere for that spend to land and nothing to report back.
We wired the measurement layer correctly from launch:
- Google Tag Manager (GTM) — a single container managing all tracking. Clean codebase, no hardcoded scripts, new tags added without a code deploy.
- Google Analytics 4 (GA4) — full user journey: hero engagement, section scroll depth, gallery interactions, funnel step completion, and lead submission as the primary conversion event.
- Meta Pixel — mirroring the GA4 conversion events for Facebook and Instagram campaign optimization, retargeting audiences, and lookalikes built from real inquiries.
